Round Rock, TX Buyer Financing

Buying a Home in Round Rock, TX: A Local Buyer's Guide

Scrolling through homes for sale in Round Rock, TX is the fun part. What decides whether you get the keys is the financing: which loan fits, the 2026 Williamson County limits, how property taxes land in your payment, and what happens before closing day.

I'm Taylor Ring, a Mortgage Loan Officer with Fairway Independent Mortgage Corporation (The Wood Group), working out of our Belton branch and helping buyers in Round Rock and across Central Texas. This isn't a listing feed. It's the money side of buying here, built from official sources.

First, Confirm the Address Is Really "In" Round Rock

A Round Rock mailing address doesn't always mean a property is inside Round Rock city limits. The City of Round Rock says so directly: postal addresses do not reflect city residency, and in most cases the city provides services only inside its corporate limits (City of Round Rock, New Residents).

That changes who taxes the property and who provides water. According to the city:

    • Round Rock is located primarily in Williamson County, with a small area in Travis County to the south along IH 35.
    • Outside city limits, water and sewer may come from a septic system and well or a municipal utility district (MUD), a separate entity with its own elected board.
    • If you're unsure, the city suggests checking with the county tax office (512-248-3278) or the city's Planning and Development Services (512-218-5428).

Every taxing unit on a property (city, county, school district, MUD) shows up in your escrow, so confirm this before you write an offer.

A Note on Round Rock ISD

Per the city, Round Rock ISD serves Round Rock, parts of Williamson and Travis counties, and parts of Cedar Park and Austin. Texas school districts are independent taxing entities, separate from city government, so confirm the district for any address with the district itself.

Property Taxes and the Homestead Exemption

Texas has no state property tax; taxes are local, and the appraisal district decides exemptions (Texas Comptroller).

For most Round Rock homes, that's the Williamson Central Appraisal District (625 FM 1460, Georgetown; 512-930-3787; wcad.org). A home in the Travis County portion would be appraised by the Travis Central Appraisal District (traviscad.org).

Once you close and move in, file for your residence homestead exemption:

    • Form: Comptroller Form 50-114, filed with the appraisal district where the home is located, not the Comptroller.
    • Deadline: generally between January 1 and April 30 of the tax year. Late applications may be accepted up to two years after the deadline.
    • School district exemption: $140,000 off your home's value for school taxes. The Comptroller's own example: a $300,000 home is taxed by the school district as if it were worth $160,000.
    • ID: attach your Texas driver's license or state ID showing the homestead address.
    • Bought after January 1? You may still get it for that year if the prior owner didn't.

2026 Loan Limits for Round Rock Buyers

Williamson and Travis counties (Austin-Round Rock-San Marcos metro) share the same 2026 limits:

Down Payment Assistance and First-Time Buyer Programs

Statewide programs Round Rock buyers may qualify for:

    TDHCA My First Texas Home

A 30-year fixed-rate mortgage paired with down payment and closing cost assistance of up to 5% of the loan amount, with HUD-certified homebuyer education required.

    TDHCA Mortgage Credit Certificate (MCC)

A dollar-for-dollar reduction of federal tax liability for eligible first-time buyers and veterans, available with a TDHCA loan or as a stand-alone option. (TDHCA)

    TSAHC programs

Homes for Texas Heroes and Home Sweet Texas, which may offer up to 5% of the loan amount.

Income and price limits apply. Compare them in my down payment assistance in Texas guide and my Texas first-time home buyer programs guide.

A Central Texas Example: Keeping Some Savings in the Bank

A buyer in Temple had savings but didn't want to drain them on a down payment. We compared low-down-payment loan options, possible assistance, and seller credits side by side, looking at the monthly payment, interest rate, cash needed to close, and any repayment terms. The goal was to find a balance that kept a healthy cushion for life after move-in day.

Illustrative scenario, not an actual client transaction. Seller credits are subject to negotiation and loan guidelines.

    Reading Your Loan Estimate

After you apply, you'll get a Loan Estimate. The CFPB groups closing costs into origination charges, services you cannot shop for, services you can shop for, taxes and government fees, and prepaids and initial escrow (CFPB). Two tips:

    • FHA, VA, and USDA upfront mortgage insurance or funding fees appear under "Services You Cannot Shop For," set by the program, not the lender.
    • Seller or lender credits can reduce cash to close, but you may pay for them indirectly through a higher price, loan amount, or rate.

Your Closing Disclosure arrives at least three business days before closing, so compare it with the Loan Estimate.
