A mortgage preapproval is a letter from a lender saying it's tentatively willing to lend you up to a certain amount, based on a review of your income, assets, debts, and credit. The CFPB is clear that it's not a guaranteed loan offer, but sellers frequently want one before they'll accept an offer, and letters often carry an expiration date, typically 30 to 60 days. In Texas, a solid preapproval also sets you up for the Buyer Approval deadline in the TREC Third Party Financing Addendum.
I'm Taylor Ring, a Mortgage Loan Officer with Fairway Independent Mortgage Corporation (The Wood Group) in Belton. On my Buy a Home page it's step one of five for buyers in Temple, Killeen, Belton, and Waco, before you tour a single house. This guide covers what a preapproval actually is, what I'll ask you for, how long it holds, and how it connects to a Texas purchase contract. Sources are the CFPB, Fannie Mae's Selling Guide, federal Regulation Z, and TREC, read October 24, 2026. If you want your budget first, start with how much house can I afford in Texas.

Preapproval, Prequalification, Loan Estimate, Final Approval
People use these words loosely, and so do lenders. The CFPB says some lenders call their letter a "prequalification" and others call it a "preapproval," and the label alone doesn't tell you much about how deep the review went. What matters is what was verified.
| Step | What it is | What it isn't |
|---|---|---|
| Prequalification | Often based on information you report, not yet verified (varies by lender) | A strong signal to a seller |
| Preapproval | A letter saying the lender is tentatively willing to lend up to an amount, based on certain assumptions | A guaranteed loan offer |
| Loan Estimate | A standard three-page form with the estimated rate, payment, and closing costs, due within three business days of a full application | An approval or denial |
| Final approval | Underwriting signs off after full review of your documents and the property, including the appraisal | Something a preapproval can promise |
Fairway's own disclosure on my site says it this way: "Pre-approval and pre-qualification are based on a preliminary review of credit information provided to Fairway Independent Mortgage Corporation, which has not been reviewed by underwriting... Final loan approval is subject to a full underwriting review of support documentation including, but not limited to, applicants' creditworthiness, assets, income information, and a satisfactory appraisal."
Good to know: under Regulation Z, a full application for a Loan Estimate is six pieces of information: your name, income, Social Security number, the property address, an estimated value, and the loan amount. The CFPB says you don't need a signed purchase contract to get one. A preapproval usually happens before you have an address, which is why it comes first.
What a Lender Checks for a Mortgage Preapproval
The CFPB says lenders preapprove you by looking at your income, assets, debts, and credit record. In practice that breaks into four questions:
- Credit: what scores and history show up when the lender pulls your report
- Income: what can be documented and counted, and how stable it is
- Debts: your monthly obligations compared with income, the debt-to-income ratio
- Assets: whether you can document the down payment and closing costs, and where the money came from
The loan program matters too. FHA, VA, USDA, and conventional loans each have their own credit, down payment, and DTI rules, so the same file can produce different preapproval amounts. My FHA loan requirements guide and Texas first-time buyer programs page go program by program.
Documents to Gather Before You Apply
This list comes from the CFPB's loan application packet checklist. Your situation may add items, especially if you're self-employed or have irregular income.
- Pay stubs covering the last 30 days
- W-2s for the last two years
- Signed federal tax returns for the last two years
- Documentation of other income (for example, benefits or support)
- Your two most recent bank statements, every page, even pages marked "intentionally left blank"
- Proof of your down payment source, such as account statements showing at least two months of ownership, and a signed gift letter if any of it is a gift
- Photo ID and your Social Security number
- Name-change documents, if recent
- A homebuyer education or counseling certificate, if you have one (some assistance programs require it; see down payment assistance in Texas)
- Veterans and servicemembers: your VA Certificate of Eligibility
Why "current" matters: Fannie Mae's Selling Guide says credit documents, including credit reports and income, employment, and asset documents, can be no more than four months old on the note date. If you get preapproved in spring and close in fall, expect to send fresh pay stubs and statements. The CFPB says you'll likely update your packet at least once.
Does Getting Preapproved Hurt Your Credit?
A lender's credit check shows up as an inquiry, and the CFPB says an inquiry typically has a small negative effect on your scores. The important part for shoppers:
- Shopping is treated as one inquiry. Per the CFPB, multiple mortgage credit checks within a 45-day window are recorded as a single inquiry, so you can get several preapprovals and Loan Estimates.
- Other credit counts separately. Applying for a credit card or car loan adds its own inquiry, so the CFPB suggests avoiding new credit right before or during the mortgage process.
- Checking your own credit doesn't affect your scores. Pull your free reports at annualcreditreport.com and fix errors before you apply.
The CFPB actually recommends getting at least three preapprovals and comparing official Loan Estimates before you pick a lender. A preapproval doesn't commit you to that lender.
How Long a Preapproval Lasts
The CFPB says letters can have an expiration date, typically 30 to 60 days. Each lender sets its own. Separately, the four-month document rule above applies at closing. So a letter can be "good" and still need updated paperwork.
Timing tip from the CFPB: many people wait until they're ready to shop seriously, but getting preapproved early can surface credit issues while there's still time to fix them.
How a Preapproval Fits a Texas Contract
On TREC's promulgated contract forms, a financed purchase uses the TREC Third Party Financing Addendum (TREC No. 40-11, effective January 3, 2025). It splits loan approval into two parts:
| Buyer Approval | Property Approval | |
|---|---|---|
| What it covers | Loan terms are available and the lender says you've met its requirements for assets, income, and credit history | The property meets the lender's requirements, including appraisal, insurability, and lender-required repairs |
| Your deadline to terminate | The number of days you and the seller write in, counted from the Effective Date | On or before the 3rd day before the Closing Date |
| What you must give the seller | Notice of termination plus a copy of the lender's written statement of the reasons | Same |
| If you don't terminate in time | The contract is no longer subject to Buyer Approval | Property Approval is deemed obtained |
TREC's addendum says time is of the essence and requires strict compliance with those deadlines. That's why a preapproval based on verified income, assets, and credit is worth more than a quick prequal: the closer your file is to done before you sign, the more comfortable the Buyer Approval days you negotiate. Your earnest money is part of the same picture (see earnest money in Texas), and the option period runs on its own clock.
For FHA and VA loans, the addendum also includes a required clause: you aren't obligated to buy or lose earnest money if the appraised value comes in below the amount stated in the addendum, though you can choose to proceed.
Questions to Ask Any Lender About Your Preapproval
These come straight from the CFPB's preapproval guidance, with my notes:
- What did you verify? Credit only, or income and assets too?
- What assumptions did you make? Loan type, down payment, taxes, insurance.
- Is there anything that could lead to a denial later, or raise my rate or costs?
- When does the letter expire?
- If the amount is lower than I hoped, what limited it? (Income? Debts?)
And remember the CFPB's point: only you decide what you're comfortable spending. If you're preapproved for more than your budget, you don't have to use all of it. Tell your agent your real ceiling.
If a Preapproval Comes Back "Not Yet"
A no isn't the end. The CFPB says:
- A lender that reviews your credit and says you don't qualify for a preapproval must send you an adverse action notice, even without a formal application
- If your credit score was used, you're entitled to see the score and instructions for getting a free credit report
- Errors on your report can be disputed and corrected
- A HUD-approved housing counselor can help; the CFPB lists 1-800-569-4287
A buyer in Waco assumed their credit was too low to buy. Instead of stopping at the score, we reviewed the full profile, compared minimums across loan programs, and laid out a step-by-step plan for the items that weren't ready yet.
Illustrative scenario, not an actual client transaction. Credit and underwriting requirements vary.
How Preapproval Works With Me
You can start the secure application online at your own pace, or schedule a call first if you'd rather talk it through. My next step page has both options. Once I have your application and documents, I'll review credit, income, assets, and debts, show you the programs that fit, and issue a letter you can hand your agent. The Buy a Home page linked above walks through what happens after that, from offer to keys.
Frequently Asked Questions
What is a mortgage preapproval?
A mortgage preapproval is a letter from a lender saying it is tentatively willing to lend you up to a certain amount, based on a review of your income, assets, debts, and credit. According to the CFPB, it is based on assumptions and is not a guaranteed loan offer, but it shows sellers you are likely to be able to get financing.
What is the difference between prequalification and preapproval?
The CFPB says lenders use the two terms differently. Some issue a prequalification based on unverified information you report and a preapproval only after verifying it, while others use one term for both. Instead of relying on the label, ask the lender exactly what it verified and what assumptions it made.
How long does a mortgage preapproval last?
The CFPB says preapproval letters can have an expiration date, typically 30 to 60 days, and each lender sets its own. Separately, Fannie Mae requires credit, income, employment, and asset documents to be no more than four months old on the note date, so you may need to send updated pay stubs and statements before closing.
Does getting preapproved for a mortgage hurt my credit?
A lender's credit check is recorded as an inquiry, which typically has a small negative effect on your scores. The CFPB says multiple mortgage credit checks within a 45-day window are recorded as a single inquiry, so you can compare several lenders. Applying for other credit, like a car loan or credit card, counts separately.
Do I need a preapproval to make an offer on a house in Texas?
Sellers decide what they want to see with an offer, and the CFPB notes that sellers frequently require a preapproval letter before accepting one. Financed purchases on TREC contract forms also use the Third Party Financing Addendum, which gives you a negotiated number of days to obtain Buyer Approval, so a preapproval based on verified income, assets, and credit helps you meet that deadline.
