The Milam County Appraisal District, officially the Milam Appraisal District (Milam AD), appraises all real and business personal property in Milam County as of January 1 and manages exemptions for the county's taxing units. It does not set tax rates or collect taxes; each taxing unit sets its own rate, and the Milam County Tax Office collects. Milam AD is at 120 N Houston, Cameron, TX 76520, phone 254-697-6638, online at milamad.org.
I'm Taylor Ring, a Mortgage Loan Officer with Fairway Independent Mortgage Corporation (The Wood Group) in Belton. I'm not affiliated with Milam AD. Buyers who start their search in Temple or Belton sometimes widen it to Rockdale, Cameron, Thorndale, or Buckholts, and the appraisal district's numbers end up inside every payment estimate I build. Everything below comes from milamad.org, the Milam County Tax Office, and the Texas Comptroller, read October 24, 2026.

Good to know:
- Mailing address: Milam AD uses P.O. Box 769, Cameron, Texas 76520. The Comptroller also lists a toll-free number, 800-772-4457.
- Mailing something close to a deadline? Milam AD posted a notice that a U.S. Postal Service rule effective January 24, 2026, may affect when time-sensitive mail is considered sent. The district says to ask for a Certificate of Mailing or a Certified Mail receipt at the post office counter, "as no other proof will be accepted by the appraisal district."
- The tax office also has a Rockdale office, which its page says is open 8 to 4:30, and you can pay online at milam.propertytaxpayments.net. Both tax office locations close for county holidays.

Which Homes Milam AD Covers
Milam AD's entity list includes:
- Milam County
- Cities: Buckholts, Cameron, Milano, Rockdale, and Thorndale
- School districts: Buckholts ISD, Cameron ISD, Gause ISD, Milano ISD, Rockdale ISD, and Thorndale ISD
- Shared school districts: Bartlett ISD, Holland ISD, and Rogers ISD (Bell County), Lexington ISD (Lee County), and Rosebud ISD (Falls County)
- Special districts: Donahoe and Elm Creek watershed districts, Rockdale Hospital District, Milam County ESD #1, and the Sandow MUDs
For Temple and Belton area buyers: Holland ISD, Rogers ISD, and Bartlett ISD are listed by Milam AD as shared with Bell County. A home in one of those districts could be on either side of the county line, so the first thing I check on a listing is which county the home is in. If it's in Bell County, my Bell County Appraisal District guide covers that office instead.
What Milam AD Does, and What It Doesn't
What it does:
- Appraises property as of January 1 under the Texas Property Tax Code and USPAP. Milam AD says mineral, utility, and industrial accounts are appraised for the district by Pritchard & Abbott, Inc.
- Values homes from sales. Its FAQ says it compares your home to nearby sales by size, condition, and age, using the market, cost, and income approaches.
- Manages exemptions for homeowners, people 65 or older, disabled persons, disabled veterans, and charitable or religious organizations.
- Sends Notices of Appraised Value and handles protests.
What it doesn't do:
- Set tax rates. Each taxing unit, such as the county, your city, and your school district, sets its own. Milam AD points to milam.countytaxrates.com for estimated rates, proposed rate notices, and budget hearings.
- Collect taxes. Milam AD's site lists the tax assessor-collector as the office that calculates and distributes bills and collects payments.
Milam AD was established January 1, 1980, and is governed by a six-member board of directors appointed by the taxing units, with the county assessor-collector as a non-voting member.
The Values on Your Record
Milam AD defines three values on its protest page:
- Market value: what the property would sell for
- Assessed (net appraised) value: the reduced value after a homestead exemption limit or circuit breaker limitation
- Taxable value: net appraised value minus exemptions; the value each taxing unit's rate is applied to
How to Look Up a Property on Milam AD
- Go to milamad.org and choose Property Search or Map Search.
- Search by owner name, property address, account number, or DBA.
- Open the account to see values, exemptions, and taxing units. Milam AD's FAQ says your Notice of Appraised Value is also available in the search options.
Milam AD's search tips: leave off suffixes like St, Dr, or Ave; enter fewer words if nothing comes up; and use "%" as a wildcard (for example, "100%" brings up street numbers starting with 100). The district notes current-year information is "a work in progress."
What to Check on a Listing's Record
- The seller's exemptions aren't yours. You'll file your own homestead application after you buy.
- The 10% cap starts over. Milam AD's FAQ says the assessed value for a homeowner who qualifies for a general homestead in the preceding and current year may not increase more than 10% per year. A long-held home's assessed value can be well below market value.
- A senior seller's bill isn't your bill. Form 50-114 says homestead exemptions apply only to property you own and occupy as your principal residence, so a longtime seller's over-65 exemption doesn't come with the house.
- Unfinished homes. If a new home wasn't complete on January 1, Milam AD says it's added at its percentage of completion, and the value rises the next year.
Filing Your Homestead Exemption in Milam County
There's no fee. Milam AD's FAQ says there is no fee to file an exemption, and you do not have to hire anyone to file it for you.
How to file:
- Download the form (Comptroller Form 50-114, Residence Homestead Exemption) from Milam AD's Forms page, or call 254-697-6638 and ask the district to mail or email one.
- Mail it to PO Box 769, Cameron, TX 76520, or drop it off at 120 N Houston in Cameron.
- Milam AD's online portal also offers online access to exemptions and appeals. You can create a login on the district's site.
What you need: Form 50-114 asks for a copy of each owner's Texas driver's license or state-issued ID, and the address must match the home. The form notes the chief appraiser may waive that requirement for certain active-duty service members or their spouses.
When: Form 50-114 says applications are generally due by April 30, and late homestead applications can be filed up to two years after the filing deadline. If you buy after January 1, the form says you may get the homestead for the rest of that year right away, as long as the previous owner didn't receive the same exemption for that year.
Do you reapply each year? No. Milam AD says you don't have to reapply unless the chief appraiser asks in writing or you move.
Turning 65? Milam AD says you may apply for the over-65 exemption any time during the year you turn 65 and receive it for the full year. If the district has your birth date on file, it adds the exemption automatically.
What it's worth: the Comptroller says school districts must provide a $140,000 general homestead exemption and an additional $60,000 for homeowners 65 or older or disabled, and any taxing unit may add a local option exemption of up to 20% of appraised value. Milam AD posts a 2026 Partial Exemption List on its Taxpayer Information page showing which exemptions each taxing unit granted; ask the district what applies to a specific property. Disabled veterans get a separate exemption scaled to the VA rating, covered in my Texas disabled veteran property tax exemption guide. The statewide steps are in how to file a homestead exemption in Texas and the Texas homestead exemption over 65.
How to Protest Your Milam County Appraisal
The Deadline
Milam AD: file your protest by May 15 or 30 days after your Notice is mailed, whichever is later. The district's FAQ adds that the deadline date is printed on your notice. Milam AD says it sends notices by April 1 or as soon after as practicable, and its tax calendar lists mid-April.
What you can protest: Milam AD's FAQ says market value is the only value you can protest with the district. You can't protest your taxes; the district has no control over tax rates.
How to File
- Online through Milam AD's portal, where you can upload evidence, review the district's evidence, and review a settlement offer. You'll need the property owner ID and PIN on your notice.
- By mail to P.O. Box 769, Cameron, Texas 76520.
- In person at 120 N Houston in Cameron during business hours.
Informal Meeting First, Then the ARB
After your protest and evidence are in, you can meet informally with a Milam AD appraiser. Milam AD says informal meetings are offered starting April 16, with one informal meeting per property. You can schedule through the portal or join the day's queue.
Read this before you settle: Milam AD's FAQ says that if you and the appraiser reach an agreement, your case is closed, and "you do not have the option to take further action if you are unsatisfied with the outcome."
If you don't settle, you go before the Appraisal Review Board, a panel of private citizens appointed by the local administrative district judge.
- Notice: Milam AD mails a hearing letter at least 15 days before your formal hearing.
- Where: hearings are held at the Milam AD office, 120 N Houston, Cameron.
- What to bring: sales of comparable homes, your purchase price if you bought recently, and photos of problems like cracks or flood or structure damage. Milam AD says paper is preferred because a copy of all evidence must be kept for the public record.
- After the hearing: the ARB tells you its decision at the hearing, and a written order follows by certified mail.
- If you miss it: your protest is dismissed unless you appeared by affidavit, agent, or a pre-scheduled phone hearing. You can ask the ARB Chairperson to reopen it by letter within 4 days of the dismissal.
If You Disagree With the ARB
Milam AD links the Comptroller's binding arbitration information. The Comptroller explains you can also appeal to district court within 60 days of receiving the ARB's written order.

How Milam AD Values Show Up in Your Payment
If you escrow, your property taxes are built into your monthly mortgage payment. The CFPB explains that when taxes change, your escrow payment changes too. Under 12 CFR 1024.17, servicers collect one-twelfth of estimated annual taxes and insurance each month, can hold a cushion of up to two months, and must let you repay a shortage of a month's payment or more over at least 12 months.
Hypothetical example: A buyer moves from Temple to a Rockdale home owned for decades by a seller with the over-65 exemption. The seller's bill was $1,500 a year ($125 a month). Built on full market value with only the buyer's general homestead exemption, the buyer's estimate is $3,300 a year ($275 a month). Budgeting on the seller's bill would have left the buyer about $150 a month short. Round illustrative numbers, not actual Milam County taxes.
My checklist for Milam County buyers:
- Confirm the county and school district on the Milam AD record, especially near the Bell County line.
- Estimate taxes on full market value with your own exemptions. I do that in every estimate; see how much house can I afford in Texas.
- File your homestead with Form 50-114 as soon as your driver's license shows the new address.
- Plan for the escrow deposit at closing, covered in my closing costs in Texas guide.
- In rural parts of the county, ask me whether a USDA loan fits the home.
