The Llano County Appraisal District goes by its official name, the Llano Central Appraisal District (Llano CAD). It appraises property in Llano County, administers exemptions like the homestead exemption, and is where value protests start. Llano CAD doesn't collect taxes. Its site sends you to the Llano County Tax Office at 325-247-4165 for tax bills. Llano CAD is at 103 E. Sandstone St., Llano, TX 78643, phone 325-247-3065, online at llanocad.net.
I'm Taylor Ring, a Mortgage Loan Officer with Fairway Independent Mortgage Corporation (The Wood Group) in Belton. I'm not affiliated with Llano CAD. Buyers looking at Llano County are often weighing a full-time home against a second home, and the exemptions you can claim depend on which one it is. Everything below comes from llanocad.net, Llano County, and the Texas Comptroller, read October 28, 2026.

Llano CAD at a Glance
- Official name: Llano Central Appraisal District. People search for "Llano County Appraisal District," and it's the same office.
- Taxing units: the Comptroller's Llano County directory lists 16 active taxing units, including Llano County, Llano ISD, Burnet Consolidated ISD, Johnson City ISD, the cities of Llano, Horseshoe Bay, and Sunrise Beach Village, Kingsland MUD, Llano County MUD #1, Deerhaven WCID, and several emergency services districts.
- No fee to file a homestead. Llano CAD posts a warning: it does not charge a fee to file a residence homestead application. If a letter asks you to pay to file, contact Llano CAD directly and file for free.
Which County Is Horseshoe Bay In?
Check the record. The City of Horseshoe Bay shows up on Llano CAD's exemption list and on Burnet CAD's list too. If you're shopping around Horseshoe Bay, look the address up in both districts. My Burnet County Appraisal District guide covers the Burnet side.
How to Look Up a Property on Llano CAD
- Use Property Search on llanocad.net. Llano CAD says you can search by owner name, property address, account number, or doing business as (DBA).
- Llano CAD's search tips: don't use street suffixes like St, Dr, or Ln. If you can't find a property, enter fewer words, such as the first word of the street name. You can use % as a wildcard (for example, "Pine%").
- For proposed tax rates and estimated taxes, Llano CAD links its truth-in-taxation site.
Llano CAD notes that current-year information should be considered a "work in progress," and prior-year data is informational only.
What to Check on a Listing's Record
- The school district. Llano ISD, Burnet CISD, and Johnson City ISD all appear on Llano CAD's exemption list, and each carries its own tax line.
- City, MUD, and ESD lines. A home in Kingsland MUD or a Llano County ESD has a tax line a nearby home may not.
- The seller's exemptions. Exemptions and any tax freeze belong to the seller. Your bill after closing depends on your own exemptions.
Homestead Exemptions in Llano County
From Llano CAD's exemptions page (the page doesn't show a tax year, so confirm with Llano CAD for the year you close):
| Taxing unit | General homestead | Over 65 / disabled |
|---|---|---|
| Llano ISD | $140,000 (state) plus local option of $5,000 or 10%, whichever is greater | $60,000 (state) |
| Burnet ISD | $140,000 (state) | $60,000 (state) |
| Johnson City ISD (listed as "Johnson ISD") | $140,000 (state) | $60,000 (state) |
| Llano County | $5,000 or 20%, whichever is greater | Tax freeze |
| Llano County RDB | $5,000 or 20%, whichever is greater | Tax freeze |
| City of Llano | $5,000 or 20%, whichever is greater | Tax freeze |
| City of Sunrise Beach | $5,000 or 20%, whichever is greater | Tax freeze |
| City of Horseshoe Bay | $5,000 or 20%, whichever is greater | Not listed |
| Llano County MUD #1 | $5,000 or 20%, whichever is greater | Not listed |
| Llano ESD #1 and Llano ESD #4 | $5,000 or 20%, whichever is greater | Not listed |
| Kingsland MUD | Not listed | $10,000 |
Disabled veterans (all taxing entities), per the same page: $5,000 for a 10% to 29% rating, $7,500 for 30% to 49%, $10,000 for 50% to 69%, and $12,000 for 70% to 99%. A 100% disabled veteran gets a total exemption on the residence.
The 20% local option is a lot of exemption. On a hypothetical home appraised at $400,000, 20% is $80,000 off the taxable value for each unit that offers it. Hypothetical number for illustration only; your exemption is applied to your actual appraised value.
See my Texas homestead exemption over 65 guide and the Texas disabled veteran property tax exemption guide.
Second Home or Full-Time Home?
This matters in Llano County. The Comptroller says a residence homestead has to be your principal residence, and you state that you don't claim a homestead exemption on another home in or outside Texas. A weekend place on the lake usually won't qualify if your homestead is elsewhere. If you're moving here full time, file once your driver's license shows the new address.
Filing Your Homestead Exemption With Llano CAD
- The form: Llano CAD's forms page links the Comptroller's Form 50-114 (homestead), Form 50-114-A (affidavits, for example when you inherited the home), and Form 50-135 (disabled veteran).
- Online: Llano CAD's portal offers online access to valuations and the ability to file appeals and exemptions. You create an owner login from the portal page.
- What to attach: Form 50-114 asks for a copy of your Texas driver's license or state ID, with the home's address.
- When: generally due April 30. Form 50-114 allows a late application up to two years after the filing deadline.
- Bought after January 1? The Comptroller says you can receive the general homestead exemption for the applicable portion of the year if the previous owner didn't receive the same exemption that year.
- Inherited a home? Llano CAD links heir property homestead information on its home page. Form 50-114-A is the affidavit heirs commonly need.
My how to file a homestead exemption in Texas guide walks through the form.
The 10% Homestead Cap
The Comptroller explains that a homestead's appraised value can't rise more than 10% a year (Tax Code 23.23), plus new improvements. The cap starts January 1 of the tax year after you first qualify. Your first year as the owner is based on market value.
How to Protest Your Llano County Appraisal
- Deadline: the Comptroller says the usual deadline is May 15 or 30 days after the appraisal district mails your notice, whichever is later. Use the date on your notice.
- Where: Llano CAD's old online protest page says the online protest has moved to the Llano CAD taxpayer portal, where you can view property details, review communications, and file online appeals. You can also use Form 50-132 (Notice of Protest) and Form 50-283 (affidavit of evidence) from the forms page.
- Informal first: the Comptroller says you may ask for an informal conference with the appraisal district before your Appraisal Review Board hearing.
- Hearing format: in person, by phone or video, or by written affidavit.
Llano CAD also posts a guide to reading your notice of appraised value on its home page. For the full statewide process, see my Texas property tax protest guide.

Planning Your Payment in Llano County
Hypothetical example: A couple compares two homes near Kingsland. One is inside Kingsland MUD and will be their full-time home. The other is a weekend place outside the MUD. The first carries an extra MUD tax line but qualifies for homestead exemptions. The second has no MUD line but no homestead exemption either, because their homestead is in another county. They estimate both before choosing. Hypothetical scenario; tax lines and eligibility vary by property and owner.
My checklist for Llano County buyers:
- Confirm the county, school district, city, MUD, and ESD on the record.
- Decide whether it will be your principal residence. That drives the homestead exemption.
- Estimate taxes on full market value with your own exemptions. See how much house can I afford in Texas.
- Near water? Ask about the flood zone early. My flood insurance in Texas guide covers how it works with a mortgage.
- Plan for escrow. See what is escrow in a mortgage.
