Start With Your Budget, Not the Listings
Scrolling through homes for sale in Round Rock, TX is the fun part. The part that decides whether you get the keys is the financing: which loan fits, how much cash you really need, and what happens between "offer accepted" and closing day.
I'm Taylor Ring, a Mortgage Loan Officer with Fairway Independent Mortgage (The Wood Group), working out of our Belton branch and helping buyers all over Central Texas, from Waco down to Round Rock, Cedar Park, and Leander. Here's the plain-English version of how buying a home in Round Rock works, in the order I'd walk you through it.

It's tempting to fall in love with a house first and figure out the money later. I'd flip that. When you know your comfortable monthly payment before you tour, you shop with confidence and you don't waste weekends on homes that don't fit.
What Goes Into Your Monthly Payment
Your mortgage payment is more than principal and interest. In Texas, it usually includes:
- Principal and interest on the loan
- Property taxes, which are set locally and can vary a lot from one neighborhood to the next
- Homeowners insurance
- Mortgage insurance or a guarantee fee, depending on your loan type and down payment
- HOA dues, if the neighborhood has an association
Property taxes are one of the biggest swing factors in a Texas payment, and they can change based on things like special districts (such as MUDs). Before you write an offer, I'll help you estimate the full payment for that specific address, not a generic number.
Cash to Close Is More Than the Down Payment
Plan for your down payment, closing costs, prepaid items like insurance and tax escrow, and any reserves your loan requires. The good news: down payment assistance, seller credits, and gift funds can help, depending on the loan and program guidelines. My down payment assistance in Texas guide explains how those pieces fit together.
Loan Options Round Rock Buyers Commonly Compare
There's no single "best" loan. The right one depends on your credit, savings, service history, and plans for the home.
Conventional Loans
Some conventional programs allow a low down payment for qualified buyers, and private mortgage insurance usually applies when you put down less than a certain amount. Learn more on my conventional loans page.
FHA Loans
FHA loans are often a good fit for buyers with modest savings or credit that's still being built. Minimum down payment and credit requirements apply. If you're stuck between the two, read FHA vs. conventional loans in Texas.
VA Loans
For eligible veterans, service members, and some surviving spouses, VA loans may allow you to buy with no down payment and no monthly mortgage insurance. See my VA loans page.
USDA Loans
USDA Guaranteed Loans can offer 100% financing for eligible buyers, but only for homes in areas USDA Rural Development designates as eligible, and household income can't exceed 115% of the area median. Eligibility is address by address, so if you're looking at the edges of the Round Rock area, it's worth checking. My USDA loans page has the details.
Texas Programs That Can Help With Your Down Payment
You don't need a city-specific program to get help. Texas has statewide options you can use here, offered through participating lenders:
- TDHCA My First Texas Home pairs a 30-year fixed-rate mortgage with down payment and closing cost assistance for first-time buyers. TDHCA also offers exceptions to the first-time buyer rule for qualified veterans and homes in targeted areas.
- TDHCA My Choice Texas Home offers similar help without the first-time buyer requirement.
- TSAHC Home Sweet Texas and Homes for Texas Heroes offer down payment assistance of up to 5% of the loan amount, as a grant or a forgivable second lien, for eligible low- and moderate-income buyers and qualifying professions.
- Mortgage Credit Certificates (MCCs) can provide a federal tax credit for eligible first-time buyers. Supplies are limited.
Income, purchase price, and credit requirements apply, and they vary by county and household size. For the full overview, see my Texas first-time home buyer programs guide.
A Nearby Example: Comparing Assistance Options
A long-term buyer in nearby Georgetown wanted to compare grants, forgivable assistance, and repayable second loans before choosing. We laid them side by side and weighed the interest rate, monthly payment, total costs, and what could trigger repayment if they sold or refinanced early. The "free money" option isn't always the cheapest one over time, so seeing the full picture mattered.
Illustrative scenario, not an actual client transaction. Forgiveness and repayment terms depend on the specific program.
Your Round Rock Home-Buying Steps
- Gather your documents. Recent pay stubs, W-2s or tax returns, and bank statements are a good start.
- Talk with a local loan officer. We'll review your goals and which loans and programs may fit.
- Get pre-approved. A pre-approval helps you shop in the right price range and shows sellers you're serious.
- Take a homebuyer education course if your program requires it. TDHCA requires an approved course for its assistance programs.
- Shop with a real estate agent who knows Round Rock neighborhoods.
- Make an offer and lock in your plan. We'll review the Loan Estimate together so you understand every cost.
- Appraisal, underwriting, and closing. Keep your finances steady until you have the keys.

Frequently Asked Questions
Do I need 20% down to buy a home in Round Rock?
Not necessarily. Many buyers use low-down-payment loans, and eligible veterans or USDA buyers may not need a down payment at all. Texas assistance programs may also help with down payment and closing costs if you qualify.
Can I use Texas down payment assistance in Round Rock?
TDHCA and TSAHC programs are statewide and are offered through participating lenders. Income and purchase price limits vary by county and household size, so we'll check the limits that apply to your home and household.
Do I have to be a first-time buyer to get help?
Not always. TDHCA's My Choice Texas Home and TSAHC's programs don't always require first-time buyer status, and My First Texas Home has exceptions for qualified veterans and targeted areas.
Can I use a VA loan to buy in Round Rock?
Yes, if you're eligible for the VA home loan benefit and meet credit, income, and occupancy requirements. The home must be your primary residence.
