Looking at Leander TX homes for sale often means comparing two very different paths: a brand-new home from a builder or a resale home that's already lived in. Both can work beautifully. The trick is knowing how each one affects your loan, your cash to close, and your monthly payment.
I'm Taylor Ring, a Mortgage Loan Officer with Fairway Independent Mortgage (The Wood Group), based in Belton and helping buyers throughout Central Texas, including Leander, Cedar Park, and Round Rock. Here's what I'd want you to know before you sign anything with a builder or a seller.

New Build or Resale: What Changes for Your Loan
Timing
A home that's already built can usually close on a normal purchase timeline. A home still under construction may take longer, which can affect how long your pre-approval, credit, and rate plans need to hold up. Ask the builder for a realistic completion date and plan around it.
Incentives
Builders sometimes offer incentives such as credits toward closing costs or toward lowering your interest rate. Sellers of resale homes can offer credits, too. Incentives can be a big help, but they're not all equal.
Your Choice of Lender
Some incentives depend on using a builder's preferred lender. You're always free to compare. The smart move is to line up the full offers side by side: the interest rate, monthly payment, total closing costs, and cash to close.
How to Compare a Builder Incentive
When you're weighing an incentive, I'd look at four things:
- Monthly payment. Does the incentive lower it, and for how long?
- Cash to close. How much do you need to bring on closing day?
- Total cost. Look past the headline credit and compare all fees on your Loan Estimate.
- Loan rules. Every loan type limits how seller or builder money can be used.
For example, on VA loans, the VA doesn't limit credits for a loan's closing costs, but it does limit seller concessions to no more than 4% of the home's reasonable value. Concessions include things like credits for the VA funding fee, paying off the buyer's debts, or prepaying hazard insurance.
A Central Texas Example: Keeping Some Savings in the Bank
A buyer in Temple had savings but didn't want to drain them on a down payment. We compared low-down-payment loan options, possible assistance, and seller credits side by side, looking at the monthly payment, interest rate, cash needed to close, and any repayment terms. The goal was a balance that kept a healthy cushion for life after move-in day.
Illustrative scenario, not an actual client transaction. Seller credits are subject to negotiation and loan guidelines.
The same side-by-side comparison works when a Leander builder puts an incentive on the table.
Loan Options for Leander Buyers
VA Loans
For eligible veterans and service members, a VA-backed purchase loan can be used to buy an existing home or build a new one, and it often requires no down payment as long as the sales price isn't higher than the appraised value. Learn more on my VA loans page.
USDA Loans
USDA Guaranteed Loans can be used for new or existing homes in eligible rural areas, with 100% financing for those who qualify. Eligibility depends on the exact address and on household income, which can't exceed 115% of the area median. USDA's terms are 30-year fixed only. If you're looking at homes on the outskirts of town, it's worth checking the address on USDA's eligibility site. See my USDA loans page for more.
FHA and Conventional Loans
These are the workhorses for many buyers. If you're deciding between them, read FHA vs. conventional loans in Texas.
Texas Assistance Can Work Alongside Your Loan
Statewide programs are available to Leander buyers through participating lenders:
- TDHCA My First Texas Home (first-time buyers) and My Choice Texas Home (no first-time requirement) pair a 30-year mortgage with down payment assistance. An approved homebuyer education course is required.
- TSAHC Home Sweet Texas and Homes for Texas Heroes offer assistance of up to 5% of the loan amount, as a grant or a forgivable second lien.
- Mortgage Credit Certificates may provide a federal tax credit for eligible first-time buyers.
Income, purchase price, and credit limits apply. Start with my Texas first-time home buyer programs guide and my down payment assistance in Texas guide. If you're new to the whole process, my first-time home buying guide is a good primer.

Frequently Asked Questions
Do I have to use the builder's lender?
You're free to compare lenders. Some incentives may depend on using a preferred lender, so compare the full offers, including rate, payment, closing costs, and cash to close, before deciding.
Can I use a VA loan on a new construction home in Leander?
VA-backed purchase loans can be used to build a new home or buy an existing one, as long as you're eligible and meet credit, income, and occupancy requirements.
Is any part of Leander eligible for USDA loans?
USDA eligibility is determined address by address. Use USDA's eligibility site to check a specific property, and I can help you confirm both the property and income side.
Can I combine Texas down payment assistance with a builder incentive?
Sometimes, depending on the assistance program and loan guidelines. We'll review how the incentive and the assistance work together before you commit.
How early should I talk to a lender?
Before you tour model homes or make an offer. A pre-approval helps you set a budget and negotiate from a stronger position.
