If you're browsing Cedar Park homes for sale, you've probably asked yourself two questions: "How much do I really need saved?" and "Is there any help out there for someone like me?" For a lot of buyers, especially teachers, first responders, nurses, and veterans, the answer to the second question is a lot better than they expect.

I'm Taylor Ring, a Mortgage Loan Officer with Fairway Independent Mortgage (The Wood Group), based in Belton and serving buyers across Central Texas, including Cedar Park, Leander, and Round Rock. This guide focuses on the Texas programs Cedar Park buyers can use and how to put them to work.

Texas Programs You Can Use in Cedar Park

Cedar Park buyers can tap into the same statewide programs available across Texas. These are offered through participating lenders, not applied for directly with the agency.

    TSAHC Homes for Texas Heroes

The Texas State Affordable Housing Corporation (TSAHC) runs Homes for Texas Heroes for people who serve their communities. According to TSAHC, eligible professions include:

    • Full-time public K-12 professional educators (classroom teachers, teacher aides, school librarians, certified school counselors, and school nurses)
    • Peace officers, firefighters, and EMS personnel
    • County jailers and certain corrections and juvenile corrections officers
    • Full-time nursing faculty and allied health faculty
    • Public security officers
    • Veterans, as TSAHC defines them

If you qualify, you can get a fixed-rate mortgage plus down payment assistance of up to 5% of your loan amount for your down payment and closing costs. TSAHC offers that help as either a grant that never has to be repaid or a forgivable second lien that is forgiven after three years, as long as you don't sell, refinance, or move out during that time.

    TSAHC Home Sweet Texas

Not a "Texas Hero" by profession? Home Sweet Texas offers the same style of help (a fixed-rate mortgage with down payment assistance of up to 5% of the loan amount) for low- and moderate-income households. TSAHC says households earning up to 80% of area median income are generally considered low-income, and up to 150% to 170% are considered moderate-income.

TDHCA My First Texas Home and My Choice Texas Home

The Texas Department of Housing and Community Affairs (TDHCA) offers My First Texas Home for first-time buyers and My Choice Texas Home for buyers who don't need to be first-timers. Both pair a 30-year mortgage with down payment assistance, and an approved homebuyer education course is required.

    Mortgage Credit Certificates

First-time buyers may also qualify for a Mortgage Credit Certificate (MCC). TSAHC describes its MCC as a federal income tax credit equal to 15% of the mortgage interest you pay each year. TDHCA also offers an MCC, including a stand-alone option. Supplies are limited, and I always recommend talking with a tax professional about how it applies to you.

    What You'll Need to Qualify

Every program sets its own rules, but most look at the same core areas:

    Credit

TSAHC's programs require a minimum credit score of 620 on government loans and 640 on conventional loans. Lenders may have their own requirements, too.

    Income and Purchase Price Limits

TSAHC and TDHCA programs both use income and purchase price limits that vary by county and household size. I'll check the limits for your county and household before you shop.

    The Home Itself

TSAHC programs can be used on single-family homes, condos, townhomes, and eligible manufactured homes. The home must be your primary residence.

    "Is My Credit Good Enough?"

A buyer in Waco assumed their credit score ruled them out. Instead of stopping there, we reviewed their full profile: income, debts, savings, and credit history. Different programs have different minimums, so we compared which options might fit. If they weren't quite ready, the plan was a simple credit improvement roadmap so they'd know exactly what to work on before applying again.

Illustrative scenario, not an actual client transaction. Credit and underwriting requirements vary.

How to Buy a Home in Cedar Park, Step by Step

    1. Check your eligibility for programs first. It's easier to shop when you know whether you'll use assistance.
    2. Get pre-approved. This sets your price range and shows sellers you're ready.
    3. Complete homebuyer education if your program requires it.
    4. Find a local real estate agent who knows Cedar Park neighborhoods and how assistance offers work.
    5. Review your Loan Estimate. Compare the interest rate, payment, cash to close, and any repayment terms on assistance.
    6. Close and move in. Plan to live in the home as your primary residence.

Not sure whether to go FHA or conventional with your assistance? Read FHA vs. conventional loans in Texas. Veterans should also look at my VA loans page, since a VA loan may be an option with no down payment.
